The property is listed at $7.00 a foot. That makes the basic rent on 2500 ft about $1350 a month. That seems more than reasonable for such a location. Don't know what taxes and common area fees would be, but if the total is around $2k a month it would be doable to operate a retail store there.

Wow - a group of people with experience running two shops just like the one they want to set up here, as well as a hotel, who have a connection to the area, want to try something positive in the Exchange and people are chomping at the bit to crap on their idea...talk about one great city!

That's a pretty silly suggestion, even in jest. It’s actually kind of neat that someone might want to set up shop in a funky part of town that already has some concentration of people, rather than build a new strip mall somewhere out in the middle of nowhere.
And FWIW, I see lots of boarders in the Exchnage. An area with record stores, a pub, coffee shops and cafes, plus the Bank of Montreal plaza, Old Market Square stage, and close proximity to the Forks.
I just think it's silly how quickly people who seem to know little or nothing about skateboarding are to dump on someone else's idea.
Thank you Pedro. I can't believe all the people sh*tting on the idea...especially since they're probably not even the target market.
But boo hoo, why aren't people opening up businesses in Winnipeg? Oh wait, here's one, opening up in a building that has sat vacant for almost 10 years. Oh, and it is heritage building AND they think that's cool.
Oh yeah, and from what I can tell, they haven't asked for a government handout.
So. If we all don't wear rose coloured glasses all the time, we are just negative nellies eh?
It's not my money, so I really don't care if someone sets up a business there. However, I do consider it fair comment to express an opinion as to whether it will be a winner or not.
I'm not pissing on the idea. Far from it. The reason I looked up the rent was to see their chances for success. I wish them well.
Having said that, I just looked up typical board prices and they seem to be under a hundred bucks. Even if you make $50 per, that's a lot of units out the door to pay the rent. Is this a business where the real money is in tee shirts and add on stuff?

Heck, even one of the FREE downtown spirit buses runs from the Forks (read: skate park) to Main, while another free bus runs a couple of blocks the other way on Hargrave from the UofW.
A skateboard shop opens up and ....its front page news....ugh.
By the way, you can get a 10 pack of excellent boards on ebay for 100 bucks, all made with Canuck Maple. Same for trucks and bearing, all a better buy on Ebay.
